The current Dallas real estate market is full of contradictions, and it has left the casual observer entirely perplexed.


On one hand, national headlines tell us that asking prices are trending lower, highlighting an undeniable layer of seller fatigue.


On the other hand, the numbers show that pending contracts are actually outperforming last year's metrics.


Properties in prime local micro-markets, from the traditional blocks of the Park Cities to the generous green spaces of Preston Hollow, are quietly being absorbed by buyers who aren't worried about the headlines or waiting for mortgage rates.


We have entered what economic analysts call a Gridlock Paradox.

It is a brief historical anomaly where buyers who are waiting for a market crash are missing incredible, heavily negotiated entry points while sellers who are waiting for 2022 style bidding wars are letting their properties grow stale on the market.
