If you’ve been driving around North Dallas lately looking for your next move, you might feel like the inventory is a bit… quiet. But here’s the thing: in the North Dallas luxury market, "quiet" doesn’t mean "empty." It often means "exclusive."
Lately, I’ve been spending more time in the "invisible market"—a space where homes change hands without a single yard sign, public open house, or digital footprint on a search app.
Why the "Hush-Hush" Approach?
I know what you’re thinking: “If I don't put it on the MLS, am I leaving money on the table?”
Actually, the data tells a different story. For high-end properties, selling privately can actually be the smarter financial play. On average, properties that utilize a 3 stage marketing approach (beginning with an off MLS, private listing) see a 3% increase in sales price, a decrease in days on market, and fewer price reductions.
Why? It comes down to three things:
